Dear Mayfair Lane homeowners,
Please be aware that today we sent you the recent roof inspection report for homes #1-20. It contains details about recommended repairs or replacement of pipe flashing, valley flashing, and slate cost — as well as Angelo Sanfilippo’s contact information and his minimum service charge.
(If homeowners who need repairs band together on one date, the minimum charge will be waived. We have asked Angelo to try and schedule separate projects to one or two days to help with the minimum charge.)

PS: You will see that the roof inspection report states 20 houses need their pipe flashing replaced. What Angelo means by this is: The pipes are about 100 years old, so due to general wear and tear, it might behoove each homeowner to have these replaced now, before the inevitable roof damage occurs. (Please note that each house has two pipes: one in front and one in back.) Essentially, Angelo's recommendation is to act proactively and not wait for a leak and damage, which will be more costly to repair. At this time, no pipe flashings on any home need to be replaced or repaired.
